Location
Situated on the Isle of Islay, north of Bruichladdich on the A847, is the land for sale, known as ‘Land South of Loch Gorm House’. Occupying a stunning location frontline overlooking Loch Indaal, on the Isle of Islay. The island is the most southerly of the Hebridean islands off the West Coast of Scotland, with a population of around 3,228 people, and can be accessed by ferry or by air. The Site
The site has been identified as suitable for a housing development comprising 29 new homes. The developable site is approximately 1.95 hectares (4.8 acres) running from the edge of the A847 to the bottom of the raised beach escarpment at the western edge whilst the northern site extent lies at the walled boundary of Loch Gorm House. The southern boundary is marked by a post and wire fence and to the Eastern boundary is a 1m high dry stane dyke sitting between the site and the road.
Facilities
Village shops with post offices are in Bridgend, Bruichladdich & Port Charlotte. The island’s two ferry ports are located at Port Askaig (17 miles) and Port Ellen (20 miles). The local airport is approximately 17 miles away at Glenegedale, Port Ellen. Primary school is in Port Charlotte, and Islay High School is in Islay’s main town of Bowmore. School transport is provided.
Proposals
The proposed masterplan aims to achieve a sustainable residential development for Bruichladdich by adopting a simple site layout that echoes a typical rural development. The introduction of new housing to Bruichladdich will make positive contributions to the area: it will support population growth and local regeneration. The masterplan proposes 29 homes, 8 to be affordable dwellings situated at the heart of the development.
Access will be provided through a central spine which secures a single access into the site, this would allow the development of the site to be split into three phases (if required) that run parallel to the main road which will minimise visual impact and reflect the rhythm of the surrounding development context. A key objective of the proposed development is to provide a range of housing types and stock offering a mix of properties that reflect market demand.
